Our experienced brokerage team leverages its extensive network to engage national franchises like Starbucks, Popeyes, Dollar General, CVS, and Publix in negotiations for long-term, triple net (NNN) leases. These leases not only provide stable, predictable income but also significantly enhance our ability to secure favorable financing terms. In many cases, we're able to finance 100% of the acquisition costs.
Enhancing Property Value
We strategically allocate capital towards property renovations and upgrades. By modernizing and improving the property, we can bring rental rates in line with market standards, thereby maximizing revenue potential.
Sustainable Energy Solutions
As part of our commitment to sustainability and value creation, we often install solar panels on the rooftops of our properties. While this requires an upfront investment of $200,000 to $500,000, it eliminates our reliance on traditional power companies and allows us to generate additional income by charging tenants for utilities. This strategy not only boosts the property's net operating income and overall value but also contributes to a cleaner, greener future.
